To make a reservation, you will be charged the first night's deposit at the time of booking. That amount is credited towards your total bill and can be paid by credit card.  Your final payment is due 5 weeks prior to the date of your arrival.

What about payment plans?
At Holiday Villas, you can make your own payment plan! You have up to 5 weeks before your arrival date to pay for that super-deluxe vacation home or townhome. You can pay as little or as much as you like, as often as you like, before the final payment due date. Just imagine going on vacation without having to worry about the bill!

What is your cancelation/refund policy?
-For a full refund, a 35-day notice is required prior to arrival.
-No refunds if canceled less than 35 days prior to arrival.
-There are no refunds due to acts of nature: Tornados, Hurricanes or anything related to tornados or hurricanes, including flooding and power outages.

Can I change my dates?
Yes. Subject to availability and current rates.

Special discounts do not apply to 5-14 bedroom rentals or stays less than 7 nights. No discounts are available the week prior and after Easter or Christmas.

How about wheelchair access?
All homes are single-level entry from the ground with a standard threshold and standard door openings. Most of our condos/apartments also have elevators.  Because vacation rentals are privately owned, ADA laws do not apply. 
Housekeeping Fee:
The vacation rental industry has a standard housekeeping fee on short-term stays. There is a one-time housekeeping fee applied. The fee is determined by the number of bedrooms and will be added to your stay. In rare instances, there is a housekeeping fee on certain rentals no matter how long you stay. The fee is not hidden and will be seen during the booking process.
Do you have a front desk?
No, we send our guests directly to the rental.
Minimum Stay:
4 nights minimum in Low Season, 5 nights in Mid Season, and 7 nights during Easter and Christmas times. Shorter stays less than 3 nights, if accepted, are subject to a rental assignment determined by Holiday Villas. We will do our best to provide the house selected, but can not guarantee it.

Late Check-out/Early Check-in:
Subject to availability. You may request early arrival or departure for $75. Early check-in is 12 pm, late check out is 2 pm.

Missing or Damaged Items:
It is your responsibility to do a walk-thru when you get to your rental and report anything you see that is broken within 1 hour to the property manager at the provided phone number. Guests are responsible for any missing or accidentally damaged items in their rental during their stay. A Property Protection Plan is available for purchase, but for accidental damages only, not purposeful/vandalism damages. You accept full responsibility for the full amount of damages and give permission to charge your credit card.

Property Protection Plan:
For a piece of mind, you may select our Property Protection Plan for just $49. It covers up to $500 in damages. Covers only accidental damages.
Changes to Rental: 
Although rare with vacation rentals, there are reasons that your original rental may not be available. The most common are maintenance-related. We will not cancel your reservation. We will reassign you to another.

Florida law requires all guests to register. You will be emailed the documents to complete 30 days prior to arrival. Failure to register in a timely manner may cause your reservation to be canceled without notice and NO refund will be done. Any part of the registration process that is not completed may constitute a cancelation and NO refund. The documents will come from RightSignature.com.
