TERMS AND CONDITIONS

Billing:
 
To make a reservation, you pay only $150 ($300 for dates the week prior and after Christmas). That amount is credited towards your total bill and can be paid by credit or debit card, money order, or check, but you must remember: your house or town home isn't actually confirmed until we receive the $150. That's why we prefer a credit or debit card payment. You may mail or wire funds if you wish.
 
The rest of the payment is due two weeks prior to the date of your arrival. This can also be paid by a credit or debit card, check or money order, but we must receive the check or money order at least two weeks prior to your arrival. If we haven't heard from you otherwise, we usually just go ahead and charge the card on file for your reservation when the balance is due.
 
Balance must be paid in full at least two weeks prior to your arrival date. Need more time, please request. Otherwise, we will automatically bill your balance two weeks prior to check-in.

When registering you will need to provide a valid credit card for incidentals.

Any violation of these terms may constitute the cancelation of your reservation and no refunds will be due.
 
Furthermore, when you provide your credit or debit card information you are agreeing to allow us to charge it based on the conditions above.
 
What about payment plans?
 
At Holiday Villas, you can make your own payment plan! We'll give you up to two weeks before you get here to pay for that super-deluxe vacation home or townhome. That means you can make a reservation in July for an arrival in December, and pay a little bit every month, so you don't have to worry about the balance. You can pay as little or as much as you like, as often as you like! Just imagine going on vacation, without having to worry about the bill!

What is your cancelation/refund policy? 
 
-$25 penalty on cancelations given with at least a 14 day notice prior to arrival.
-No refunds if canceled less than 14 days prior to arrival.

Can I change my dates?

Yes. Subject to availability and current rates.
 
Fees Fees Fees:
 
Not when you stay with Holiday Villas. NO BOOKING FEES, NO RESORT FEES.

Discounts:  Do not apply to 5/6/7 bedroom rentals or stays less than 3 nights. No discounts available the week prior and after Easter or Christmas.
 
How about wheelchair access?
 
All homes are single level entry from the ground with a standard threshold and standard door openings. Because vacation rentals are privately owned, ADA laws do not apply. Thank you for your understanding.
 
Housekeeping Fee:
 
The vacation rental industry has a standard housekeeping fees on short-term stays. There is a one-time housekeeping fee on stays of 6 nights or less. The fee is determined by the number of bedrooms and will be added to your stay. In rare instances, there is a housekeeping fee on certain rentals no matter how long you stay. The fee is not hidden and will be seen during the booking process.
 
Do you have a front desk?
 
Yes. We have several check-in locations. We will email you the one that's most convenient to your rental. In some instances, you will go directly to the rental.
 
Minimum Stay:
 
3 nights Low and Mid season. 5 nights the week prior and after Easter and Christmas and any reservation covering Jul 4. All 5/6/7 bedroom homes have a 5 night minimum in all seasons. Shorter stays than 3 nights, if accepted, are subject to a rental assignment determined by Holiday Villas. We will do our best to provide the house selected, but can not guarantee it.
 
Late Check-out/Early Check-in:

Subject to availability. You may request early arrival or departure for $75. Early check-in is 12pm, late check out is 2p
 
Missing or Damaged Items:
 
It is your responsibility to do a walk-thru when you get to your rental and report anything you see that is broken within 1 hour to: ( 800 344 3959). Guest is responsible for any missing or accidentally damaged items in their rental during their stay. A Property Protection Plan is available to accidental damages only not purposeful/vandalism damages.  You accept full responsibility for the full amount of damages and give permission to charge your credit card .
 
Property Protection Plan:
 
For piece of mind, you may select our Property Protection Plan for just $49. It covers up to $500 in damages. Covers only accidental damages.
 
SORRY-No same day reservations.

CHANGES TO RENTAL:

Although rare, with vacation rentals, there are reasons that your original rental may not be available. The most common are maintenance related. We will not cancel your reservation. We will reassign you to another.  

REGISTRATION: Florida law requires all guest to register. You will be emailed the documents to complete online 7 days prior to arrival. Failure to register in a timely manner may cause your reservation to be canceled without notice and NO refund will be do.  Any part of the registration process that is not completed may constitutes a cancelation and NO refund. The documents will come from, Right Signature.
